Maintenance Supervisor

PeakMade Real Estate manages off-campus student housing across the country, and their College Station property sits in one of the more demanding student housing markets in Texas. With Texas A&M enrollment consistently above 70,000, the Bryan/College Station market runs high occupancy most of the year and compresses turn windows considerably. A Maintenance Supervisor here needs to be comfortable executing fast, clean turns while keeping daily service levels high during the academic year.

What You'll Actually Do

This role splits roughly 60 to 70 percent hands-on work and the remainder on supervision, vendor oversight, and coordination with the property manager. On any given day that means completing service requests alongside your team, walking the grounds to catch issues before residents do, and making sure the maintenance shop stays organized and OSHA-compliant. You'll own the preventative maintenance program, manage supply inventory within budget, and keep the hazard communications program current.

Turn season is where this role gets tested. You'll schedule and direct all make-ready activity, supervise contractors throughout the process, and push vacant units through restoration and cleaning so they're ready to market on time. The pace during turn can be relentless, and your ability to keep the team coordinated and the punch list moving is what determines whether the property hits its lease-up deadlines. Outside of turn, you'll conduct monthly unit inspections, assist with move-ins and move-outs, manage key control, and work with the National Facilities Director when capital improvement bids are needed.

What You Bring

  • High school diploma or equivalent
  • At least 2 years of maintenance supervisory experience; multifamily background strongly preferred
  • EPA Type II certification required; CPO preferred (PeakMade offers technical certifications if you're not yet certified)
  • Valid driver's license, current auto insurance, and a reliable personal vehicle (required for the role)
  • Must live within 30 miles of the property
  • Your own basic hand tools
  • Hands-on repair ability across HVAC, intermediate plumbing, intermediate electrical, appliances, sheetrock, carpentry, painting, pool care, roofing, irrigation, and landscaping
  • Physical ability to lift up to 50 pounds, work at heights on ladders, and work outdoors in Texas heat or cold

Student housing maintenance supervision differs from conventional multifamily in a few specific ways. Resident turnover is annual and largely synchronized, which means the turn window is compressed and high-volume. Wear and tear patterns in student communities also tend to run heavier than in conventional properties, so your diagnostic speed and carpentry and appliance skills will get consistent use.
