The title here is Neighborhood Service Manager, not Maintenance Supervisor. That's not just branding. It reflects a real difference in scope. You're not just keeping things running. You're accountable for the full physical operation of the property: budget stewardship, vendor relationships, capital projects, safety compliance, inventory, and the team that makes it all happen. You'll hire, train, and mentor your maintenance staff, and you'll set the tone for how the team shows up every day. Residents (Prometheus calls them Neighbors) interact with your team more than almost anyone else on site. The on-call reality is worth naming directly. This isn't a role where evenings and weekends are entirely yours. Emergencies happen. Your team will need backup sometimes. Prometheus does offer standby pay and on-call premium pay to reflect that, but if hard boundaries around off-hours are a priority for you right now, it's worth weighing that honestly.

What You'll Bring

  • At least five years of apartment maintenance experience, with two or more in a supervisory role
  • A minimum of three certificates from recognized maintenance or trades programs (BOMA, IREM, vocational, or equivalent)
  • Working knowledge of federal, state, and local safety regulations, with the ability to interpret operating manuals and compliance documents
  • Strong communication skills across a range of audiences, from residents to contractors to ownership
  • Physical capability to handle the demands of the role, including lifting up to 50 lbs. occasionally
  • High school diploma or GED required

Compensation runs between $38.75 and $45.00 per hour, depending on experience and qualifications. Prometheus also offers a discretionary semi-annual bonus, a referral bonus, and additional incentives tied to training and renovations.
