Maintenance Supervisor

Maintenance work at a residential community runs on two things: technical skill and timing. As an Assistant Maintenance Supervisor at Reveal Skyline, a Berkshire Residential Investments property in San Antonio, you're the person who holds both together when the Maintenance Supervisor needs a second set of hands, a second opinion, or someone to take the lead on a make-ready push.

The role requires at least one year of hands-on maintenance experience. You already know how to diagnose, repair, and close out work orders. What this position builds on top of that foundation is something different: coordination. You'll help schedule daily activities, monitor technicians for quality and output, and step in to assist when deadlines are at risk. That's a shift from doing the work yourself to making sure the work gets done right by a team. It's one of the most valuable transitions in a maintenance career, and it happens here daily.

Make-readies are a big part of the job. You'll inspect units, coordinate the repairs and services needed to bring them back to market condition, and keep the shop stocked and organized so turns don't stall waiting on parts. Tour routes and model units fall under your eye too. A prospect's first impression of the community starts before they ever speak to a leasing agent, and a clean, well-maintained exterior and model unit does real work in closing a lease.

On the administrative side, you'll track major repair needs and flag any expenditure requirements to the Maintenance Supervisor and Property Manager before money gets spent. You're not signing off on capex decisions, but you're the person who surfaces them early enough to avoid surprises. That kind of awareness, knowing what to escalate and when, is what separates strong candidates in this role from those who simply complete tasks.

Berkshire owns and manages its own properties, which means decisions get made closer to the asset. There's no third-party management layer between the site team and ownership, and that tends to create a more direct line between the work you do and the results the community sees in occupancy and resident satisfaction.
