Maintenance Supervisor at a Luxury Jacksonville Community

Waypoint Management Services is looking for a Maintenance Supervisor to take full ownership of operations at a high-end luxury community in Jacksonville. This is a supervisory role in the truest sense: you're not just turning wrenches, you're running a department. Budget oversight, vendor accountability, make-ready timelines, preventive maintenance schedules, and emergency response all land on your desk.

What the Day-to-Day Actually Looks Like

Your mornings typically start with a walk of the property and a check on open work orders. The 24-hour response standard is real here, so your team's pace matters. You'll review make-ready conditions with contractors, keep punch lists moving, and make sure units are genuinely move-in ready before keys change hands. HVAC preventive maintenance, pool chemical logs, trash compactor upkeep, and gate and security equipment checks are recurring responsibilities, not occasional ones. You'll also be doing hands-on repairs yourself when the situation calls for it, including plumbing, carpentry, and general building systems.

On the administrative side, you're managing the maintenance budget and keeping tool and equipment inventory accurate. You're coordinating with the Community Manager on anything that touches the resident experience, which at a luxury property is a higher bar than most.

What Waypoint Is Looking For

• Prior supervisory experience leading both employees and outside vendors or contractors
• EPA Section 608 certification (Types I and II), required at hire
• CPO certification, or willingness to obtain it within 90 days
• CAMT certification, preferred
• Hands-on skills across plumbing, general repairs, carpentry, and HVAC
• Comfort with on-call scheduling
• Bilingual in Spanish and English, strongly preferred
• High school diploma or GED with at least two years of relevant maintenance experience

The bilingual preference is worth noting. Jacksonville has a growing Spanish-speaking resident population, and a supervisor who can communicate directly with both residents and contractors in Spanish moves faster and avoids miscommunications that cost time and trust.
