Maintenance Supervisor
Dream Live Prosper CommunitiesLease-up maintenance is a different job than steady-state property maintenance, and the distinction matters. At a stabilizing property, you're managing systems that have already been tested by residents. At a brand-new community like Dream St. Augustine, you're setting the baseline. Every punch list item, every first service request, every vendor relationship gets established on your watch. That's the context for this Maintenance Supervisor role.
What the Job Actually Involves
Dream St. Augustine is a new construction community in St. Augustine, FL, and the Maintenance Supervisor hired here will build the maintenance operation from the ground up. That means establishing preventative maintenance schedules, standing up the maintenance shop, vetting vendors, and training a team before the property reaches stabilization. Day-to-day, you'll handle HVAC, plumbing, electrical, and pool systems yourself when needed, while also directing your crew on service request completion within 24-hour windows and vacancy turns on a 5-day cycle. The administrative side is real too: budget tracking, purchasing through AppFolio, security deposit dispositions, and detailed maintenance records all sit in this role.
Core responsibilities include:
- Leading and scheduling the maintenance team, including on-call rotation
- Performing and overseeing make-readies, targeting 5-day turns on vacant units
- Troubleshooting and repairing HVAC, plumbing, electrical, and general building systems
- Coordinating landscaping and vendor services, managing contracts and supply costs
- Maintaining the OpEx maintenance budget and identifying cost-saving opportunities
- Keeping common areas, grounds, and amenities in top condition from the initial lease-up phase forward
- Mentoring technicians and setting service standards for the team
The schedule requires flexibility, including weekend availability and on-call rotation. You'll need a valid driver's license, a clean driving record, a reliable vehicle, your own basic tools, and the physical capacity to lift 50-plus pounds and cover multiple floors on foot throughout the day.
What Strong Candidates Bring
HVAC certification is strongly preferred, and hands-on HVAC management experience is the core technical credential this role is built around. Lease-up experience is a real differentiator here. Candidates who have opened a new property before understand the difference between a system failure at month 18 and one at month 2 of occupancy. First impressions during lease-up shape resident retention, and maintenance quality is a direct driver of both renewal rates and online reputation.
Beyond technical skill, the candidates who tend to excel in this kind of role are those who can shift between managing people and picking up tools themselves, sometimes within the same hour. If your instinct is to lead from the front rather than delegate everything downward, this structure fits that style well.
Company and Growth Context
Dream Live Prosper Communities operates as a subsidiary of DLP Capital, which has appeared on the Inc. 5000 list of fastest-growing private companies for 14 consecutive years. The company focuses on attainable housing and has stated goals around community impact at scale. For a Maintenance Supervisor, that organizational backing typically means access to systems and resources that smaller operators can't match, alongside the accountability that comes with a performance-driven culture. Monthly and quarterly bonus potential is tied to performance. This role positions well for anyone targeting a Regional Maintenance Director or Director of Facilities path as the portfolio grows.
