Maintenance Supervisor - Residences at Breckenridge
Ackermann GroupMaintenance Supervisor roles at garden-style communities like this one sit squarely at the intersection of hands-on trade work and team management. At 208 units, you're big enough to have a maintenance team under you but close enough to the work that you're still turning wrenches regularly. That balance defines the job.
What the Work Actually Looks Like
The Residences at Breckenridge is a 208-unit community in Hilliard, Ohio, managed by Ackermann Group, a Midwest operator with roots going back to 1938. The Maintenance Supervisor here reports to the Community Manager and carries dual responsibility: keeping the physical asset running and keeping the team organized enough to do it consistently.
Day-to-day, you're coordinating the make-ready schedule, tracking service requests through to completion, managing parts inventory, and making sure amenities stay market-ready. You're also the person your team looks to when something goes sideways on a plumbing call or an HVAC unit acts up mid-August. Specialist-level troubleshooting across plumbing, electrical, carpentry, appliance repair, HVAC, and painting all fall within scope. Preventive maintenance planning, vendor negotiations, capital improvement coordination, and budget management round out the administrative side. And yes, after-hours emergency on-call is part of the rotation. That's the job.
Ohio winters also mean snow removal is a real operational responsibility, not an afterthought.
What Ackermann Is Looking For
- Three or more years of maintenance experience with demonstrated supervisory responsibility
- EPA Type I and II Certification (required)
- CPO and CAMT certifications (preferred)
- Aquatherm system experience (preferred, worth noting if you have it)
- Comfort with Microsoft Office products for documentation and reporting
- Valid driver's license with proof of insurance
- High school diploma or equivalent
The certifications matter here. EPA Type I and II is a hard requirement. CPO and CAMT aren't required but they signal the kind of organized, credentialed technician Ackermann tends to promote.
Where This Role Fits
Maintenance Supervisors who build a track record managing budgets, leading teams, and delivering clean turns tend to move into Service Manager or Regional Maintenance Director roles at operators like Ackermann. The financial acumen piece specifically, knowing how to manage a maintenance budget and negotiate vendor rates, is what separates candidates who stay in Supervisor seats from those who move up. If you've been a strong technician but haven't owned a budget, this role will stretch you in that direction.
Ackermann offers health benefits, a 401k with company match, PTO including your birthday, quarterly bonus potential, lease renewal commission, and an employee rent discount across their communities. They also mention career coaching, which at a company this size typically means real access to leadership rather than a line in an HR document.
Schedule is Monday through Friday, 8:00 a.m. to 5:00 p.m., with on-call rotation as assigned.
