Maintenance Supervisor
PeakMade Real EstateA resident submits a work order at 8 a.m. reporting a leak under the kitchen sink. By 9 a.m., you've already triaged three other requests, assigned your team for the day, and you're on your way to handle it yourself. That's the pace of this role.
PeakMade Real Estate is hiring a Maintenance Supervisor for one of its off-campus student housing communities in Davis, California. This is a working supervisor position. Expect to spend the majority of your time, roughly 60 to 70 percent, doing hands-on repair work alongside your team. The rest goes toward scheduling, vendor oversight, inspections, and coordinating with the Property Manager to keep the asset running efficiently within budget.
Day-to-Day Responsibilities
You'll own the service request queue: prioritizing, assigning, and following up until items are closed. Daily grounds and building inspections keep liability and curb appeal in check. You'll also run the preventative maintenance program, manage shop inventory, maintain OSHA-compliant safety standards, and oversee the hazard communications program. During turn season, you'll direct your team and any outside contractors through make-ready work on vacant units, keeping the process on schedule and inside budget. Unit inspections, key control, and supporting residents through move-in and move-out are all part of the job. For capital projects, you'll work directly with the National Facilities Director to obtain bids.
Repair competencies expected include HVAC, intermediate plumbing, intermediate electrical (where no license is required), major appliances, general carpentry, sheetrock, painting, pool care, roofing, gutters, landscaping, and irrigation. You'll need your own reliable vehicle and basic hand tools.
What You'll Need
- High school diploma or equivalent
- 2+ years of maintenance supervisory experience; multifamily background strongly preferred
- EPA Type II certification required; CPO preferred
- Valid driver's license and current auto insurance
- Must live within 30 miles of the property
- Ability to lift up to 50 pounds, work at height, and perform physical tasks in both extreme heat and cold
- Other licenses or certifications as required by local, state, or federal law
Student housing runs on a tight seasonal calendar. The summer turn between academic years is compressed and high-volume. Supervisors who thrive here are comfortable managing contractor relationships, holding a punch list to standard under time pressure, and adjusting priorities mid-day without losing track of what's still open. If your background is in conventional multifamily, that experience carries well, but the turn intensity in student housing tends to be sharper.
PeakMade offers a benefits package that includes paid parental leave, PTO, 401(k) match, wellness programs, technical training, certification support (HVAC and CPO), and renewal bonuses. Anticipated pay starts at $28.00 per hour, with final compensation based on experience and qualifications.
