What the Work Actually Looks Like

Your day runs on a blend of scheduled work and reactive triage. The preventative maintenance calendar keeps HVAC, plumbing, and electrical systems running before they fail. Work orders come in, get triaged, and get assigned. Unit turns are tracked against move-in dates, and you personally inspect each vacant unit before it's handed off to leasing. A punch list that gets missed at move-in becomes a service request on day three and a detractor on a renewal survey six months later. You'll keep that from happening.

You'll also manage vendor partners, pull bids on capital improvement projects, and keep the grounds and common areas in condition that supports curb appeal and resident confidence. On-call rotation is part of the schedule. After-hours emergencies happen, and this team handles them.

What Qualifies You

  • High school diploma or GED
  • At least three years in apartment maintenance or a skilled trade such as HVAC, plumbing, or electrical
  • Prior experience in a supervisory or lead technician capacity, strongly preferred
  • Valid driver's license and current EPA certification
  • CPO certification highly preferred (required in some states)

The technical floor matters, but so does the supervisory piece. You're scheduling a team, mentoring techs, and holding vendors accountable to deadlines. Someone who can swing a wrench but struggles to delegate will hit a ceiling here fast. The candidates who perform well in this role tend to be organized enough to run a tight make-ready schedule while staying available for the urgent stuff that interrupts it.

Compensation and Growth
