Maintenance Supervisor

The Maintenance Supervisor here isn't inheriting a 10-year-old property with established systems. There's a real chance you're helping get a community dialed in from the start.
What You'll Actually Do
Day to day, you're running the maintenance operation at a Palm Coast community. Service requests, preventative maintenance, make-ready turns on vacant units, punch list inspections, grounds and amenity appearance. You'll supervise vendors and contractors and be accountable for the quality of their work, not just your own. Inventory management falls to you too, keeping supplies stocked without blowing the budget.
The on-call rotation is real. Evenings, weekends, after-hours emergencies. That's not unique to Hillpointe, that's the job. Worth saying plainly rather than burying it.
Because Hillpointe is actively developing communities, there's a secondary piece: you may be pulled in to help with new property setups and stabilization as projects come online. If you've done lease-up maintenance work before, you already know what that phase looks like. If you haven't, expect a steeper initial learning curve.
What You Bring
- EPA Type I and II or Universal certification for refrigerant recycling (required)
- CPO certification or willingness to obtain it
- Valid driver's license
- All state and local certifications required by jurisdiction
- Competency with hand tools, power tools, and mechanical equipment
- Comfort with basic office software for work order management
- High school diploma, GED, or equivalent hands-on experience
- Physical ability to lift up to 50 lbs regularly, work at heights, and perform in outdoor Florida conditions year-round
A Note on What Separates Strong Candidates
We've seen plenty of maintenance techs who are excellent with their hands but struggle with the supervision side. This role carries real oversight responsibility. You're inspecting vendor work, holding contractors accountable, and training new staff. The candidates who thrive here know how to communicate expectations clearly, document what they see, and follow through. Technical skills get you in the door. The supervisory piece is what determines whether you're effective in this seat long term. Prior lead or supervisor experience in multifamily makes a meaningful difference.
