Maintenance Supervisor - Altura Apartments

The Maintenance Supervisor at Altura Apartments, a 201-unit community in Cincinnati, sits at the center of that discipline.
This is a full-scope supervisory role. You're coordinating the make-ready schedule, keeping vacant units market-ready, managing parts inventory, holding vendor relationships, and executing the preventive maintenance plan. You're also the last line of defense on specialist-level troubleshooting across plumbing, electrical, HVAC, carpentry, appliance repair, and painting. When something at Altura doesn't have an easy answer, this role finds it.
Budget familiarity matters here. You'll manage maintenance-related spending, negotiate rates with local contractors, and document everything through Ackermann's internal systems. Capital improvement projects are also part of the work, coordinated alongside the Community Manager. That means understanding when to spend, what to defer, and how to communicate both.
The day-to-day rhythm runs Monday through Friday, 8 to 5, with an after-hours emergency on-call rotation built in. Snow removal is part of the job. So is running regular team meetings and participating in hiring decisions for the maintenance staff you'll be leading.
What separates strong candidates here is the combination of hands-on trade depth and people management. Plenty of technicians can fix an HVAC unit. Fewer can also hold a team accountable to a turn schedule, keep delinquent service requests from stacking up, and walk a capex punch list with a general contractor. If you've done both, consistently, this role fits.
Qualifications
- 3 or more years of maintenance experience with demonstrated supervisory responsibility
- EPA Type I and II Certification (required)
- CPO and CAMT certifications (preferred)
- Aquatherm system experience (preferred)
- Comfortable with Microsoft Outlook and Office for documentation and reporting
- Valid driver's license with proof of insurance and reliable transportation
- High school diploma or equivalent
