Maintenance Supervisor

A resident submits an emergency work order at 11 PM: the AC is out and it's July in Palm Bay. You're the one who coordinates the response, confirms the technician is on-site, and follows up to make sure the unit is cooling before the night ends. That's the job, in one moment.

The Role

Waypoint Management Services is hiring a Maintenance Supervisor for a high-end luxury community in Palm Bay, FL. This is a hands-on leadership position responsible for all maintenance operations across the property, from managing the day-to-day work order queue to overseeing make-readies, preventive maintenance, and vendor coordination. You'll carry budget responsibility for the maintenance department and be expected to operate with an ownership mindset, identifying inefficiencies before they become problems.

Day-to-day, the scope covers a lot of ground. You'll perform and supervise plumbing repairs, HVAC preventive maintenance, carpentry, grounds upkeep, and general equipment servicing. Make-ready condition reviews with contractors are a regular rhythm. Pool chemical readings, trash compactor maintenance, and security gate functionality all fall within your oversight. Work orders carry a 24-hour completion standard, and service emergencies require immediate coordinated response. You'll work closely with the Community Manager and are expected to communicate proactively, not reactively.

What You'll Need

• EPA Section 608 certification, Types I and II (required at hire)
• CPO certification, or the ability to complete it within 90 days of your start date
• CAMT certification (preferred)
• At least two years of general maintenance experience, with prior supervisory responsibility over employees and contractors
• Familiarity with OSHA standards and safe maintenance practices
• High school diploma or GED
• Bilingual in Spanish and English (strongly preferred given the local resident base)
• Availability for on-call rotation

Strong candidates in this role tend to distinguish themselves through vendor management skills. Anyone can fix a leaky faucet.
