What You'll Actually Do

This is a multisite role, which means your day doesn't start and end at one address. BAM Companies is looking for a Maintenance Supervisor to cover multiple properties across Indianapolis, keeping systems operational, teams productive, and residents from filing work orders twice. You'll own HVAC, plumbing, and electrical across your assigned portfolio while keeping an eye on curb appeal, common areas, and the general condition that determines whether a property holds its Class standing or quietly starts to slip.

Preventative maintenance scheduling is a real part of this job, not just a line in a posting. You'll be the person who catches the water heater before it fails in January, not after. Beyond the wrench work, you're leading and developing a team: setting standards, providing hands-on training, and doing the kind of coaching that keeps turnover on your crew from becoming someone else's make-ready backlog. Budget awareness matters here too. Managing supply purchases and keeping operations cost-effective is part of the supervisor title, not optional.

The $1,500 sign-on bonus and free rent benefit (housing discount at a BAM property) are part of the compensation package, with hourly pay ranging from $25 to $30 depending on experience.

What You Bring

  • 2 to 3 years of hands-on property maintenance experience; supervisory background is a plus
  • EPA Type II or Universal certification (required)
  • Valid driver's license and a reliable vehicle for multisite travel
  • Working knowledge of HVAC, plumbing, and electrical systems
  • Clear communication skills, written and verbal, for coordinating with team members and property management staff

A Note on Multisite Work

Multisite maintenance roles sort candidates pretty quickly. Technicians who thrive in single-property environments sometimes struggle once the portfolio expands, because prioritization becomes the real skill. You're triaging across addresses, coordinating techs who aren't always in the same place you are, and making judgment calls about what gets done today versus what goes on the schedule. Strong candidates here tend to be people who already think in systems: they document, they delegate with clear expectations, and they don't let deferred items pile up until they become a capital problem. If you've supervised a team before, even informally, that experience will matter more than most of the technical credentials on the list.
