Maintenance Supervisor

Maintenance Supervisors at PeakMade Real Estate spend the majority of their time with tools in hand. That 60 to 70 percent hands-on split is a real number, and it shapes everything about who succeeds in this role. Strong diagnostic skills across HVAC, plumbing, electrical, and appliances carry more weight here than administrative polish. The supervisory piece matters too, but it's built on a foundation of credibility earned by actually knowing how to fix things.

What This Role Draws On

The core technical skills this position requires include HVAC diagnosis and repair (EPA Type II certification is required before you start), intermediate plumbing and electrical work, appliance troubleshooting, general carpentry, sheetrock, painting, and pool care where applicable. Beyond repairs, you'll need enough working knowledge of local and state codes to stay compliant on permitting, pool regulations, and safety standards. OSHA familiarity is expected, and you'll be responsible for keeping the maintenance shop organized, stocked, and hazard-communication compliant.

The organizational side of the role involves prioritizing and assigning service requests, tracking daily completion, following up on anything outstanding, and coordinating vendor and contractor activity throughout the turn process. Make-ready supervision is a real part of this job. You'll direct the team in getting vacant units prepped for marketing, manage key control per company policy, and participate in monthly unit inspections. When capital improvements come up, you'll work directly with the National Facilities Director to gather bids.

The Profile That Fits

  • High school diploma or equivalent
  • At least 2 years of maintenance supervisory experience, multifamily background strongly preferred
  • EPA Type II certification required; CPO preferred
  • Valid driver's license, current auto insurance, and a reliable personal vehicle (required for the role)
  • Must live within 30 miles of the assigned property
  • Ability to lift up to 50 pounds, work at height on ladders, and work outdoors in extreme temperatures
  • Personal hand tools required (not supplied by the community)

What separates a good candidate from a strong one here is the combination of technical range and resident-facing composure. Maintenance Supervisors at PeakMade interact directly with residents through the move-in and move-out process and handle concerns as they surface. The ability to resolve issues professionally without escalating friction matters as much as any certification.

The PeakMade Context

PeakMade is an Atlanta-based company that manages student housing, multifamily, and build-to-rent communities across the country. Student housing communities run on tight turn timelines, typically concentrated in summer, which means the turn coordination skills this role requires get tested at real volume. If you've managed turns at a student property before, that experience translates directly. If your background is conventional multifamily, the fundamentals carry over, but the pace and seasonality of student housing turns is worth understanding before you step in.

PeakMade offers technical certifications (HVAC and CPO), a facilities leadership program, and monthly renewal bonuses alongside standard benefits including PTO, 401(k) match, and paid parental leave. For a Maintenance Supervisor with strong diagnostic skills and an interest in growing into facilities management, the path here is reasonably clear.
