Maintenance Supervisor

Midland runs hot in more ways than one. The Permian Basin economy keeps rental demand steady, but the workforce that drives it is demanding too. Residents working oilfield schedules expect things fixed fast, and a maintenance team that can't keep up shows in occupancy and delinquency numbers quickly. At Tradewinds, Olympus Property needs a Lead Maintenance Technician who can hold the operation together when things get busy and set the standard when things are routine.

What You'll Actually Do

This is a supervisory role with hands-on expectations. You'll oversee daily maintenance operations across the community, which means managing your team's workloads, scheduling turns, coordinating with vendors, and staying ahead of preventative maintenance rather than always reacting to service requests. Make-readies and turn-key operations fall under your watch. You'll inspect units, punch out incomplete work, and make sure vacant units are genuinely move-in ready before a lease starts, not just close enough.

You'll work directly with the property's Business Manager and leasing staff to keep show units in top condition. Grounds, pools, irrigation systems, HVAC, appliances, structural and mechanical systems all live in your scope. You'll also manage inventory, order parts and supplies, keep the shop organized, and track everything through the property's software system. Monthly, quarterly, and annual property inspections are part of the cadence. When outside contractors come on site, you're coordinating them and holding them to standard.

The schedule is Monday through Friday, 9 AM to 5 PM, with on-call rotation as needed. That on-call piece is real. Factor it in.

What You Bring

  • At least 3 years of apartment maintenance experience, including time in a lead or supervisory capacity
  • EPA/HVAC certification (required)
  • CPO certification or the ability to obtain it
  • Valid driver's license and reliable transportation
  • Demonstrated ability to manage vendors, track inventory, and control maintenance expenses
  • Strong communication and organizational skills across both the service team and office staff
  • Physical ability to lift, climb, bend, and work outdoors in West Texas heat
  • Comfort with software systems for tracking requests, reports, and inventory
