Maintenance Supervisor

Apartment maintenance is unglamorous work much of the time. You're unclogging drains, patching drywall, replacing appliances in vacant units, and picking up trash before residents notice it piled up. Then your phone rings at 11 p.m. because a water heater went out. That's the job, and FLATS LLC in Las Vegas wants someone who already knows this and shows up anyway.

FLATS LLC, part of the ProperXPM family, is hiring a Maintenance Supervisor for one of their Las Vegas residential communities. The scope covers what you'd expect from a full-service maintenance role: completing work orders, handling turns on vacant units, keeping common areas clean and functional, and running preventive maintenance on building systems. Pool maintenance and seasonal amenity upkeep are part of the rotation too. Minor plumbing, electrical, drywall, painting, light carpentry , you need to be competent across all of it, because this isn't a role where you wait on a specialized sub for every small fix.

After-hours on-call is on a rotating schedule, so it won't be every night, but it will come around. That's worth knowing before you apply.

What you bring

• Proven apartment or building maintenance experience, or a strong background in a related trade
• Working knowledge of electrical, plumbing, HVAC, and appliance repair
• Comfortable with hand and power tools, physical tasks, and lifting up to 50 lbs
• Valid driver's license and reliable transportation
• High school diploma or equivalent preferred

The candidates who do well in roles like this tend to be self-directing. A property manager can't follow you from unit to unit. You'll get a list of work orders, a punch list of make-ready tasks, and the expectation that you'll work through them without constant check-ins. If you need a lot of hand-holding to prioritize your day, this will be frustrating for everyone. If you're the type who finishes a turn and immediately checks what's next, you'll fit the rhythm of this operation.

Las Vegas heat puts real stress on HVAC systems and pool equipment, which means preventive maintenance here isn't just a checkbox. Catching a failing condenser before peak summer is the difference between a manageable repair and a building full of unhappy residents. Technicians with experience in desert climates know this already.
