Floating maintenance positions cover multiple properties instead of one fixed site. That means more variety day to day, but also more coordination. You need to read a new property quickly, assess what's behind, and get to work. CommonPlace by Collective Residential operates garden-style communities in the Raleigh-Durham area and is hiring a Floating Maintenance Supervisor to keep those properties safe, clean, and ready for residents.
A good portion of your time goes toward unit turns. You'll complete make-readies, run punch lists, and confirm units are genuinely move-in ready before keys hand over. You'll also schedule and perform preventive maintenance, handle service requests per company guidelines, and oversee vendor work on-site to make sure quality and compliance standards are met.
On the supervisory side, you're responsible for training the maintenance team, managing schedules, and holding work to CommonPlace's standards. You'll track inventory, submit supply orders, maintain MSDS sheets and replacement logs, and keep tools and equipment organized. Lock changes after evictions, snow removal, and on-call emergency response are also part of the job.
You'll report unusual conditions directly to the Property Manager. Staying ahead of problems before they become resident complaints is a core part of performing well in this role.
Key qualifications CommonPlace is looking for:
The floating nature of this role is the real differentiator. Technicians who do well in fixed-site roles sometimes struggle when the property, the team, and the punch list change week to week. The candidates who stand out here are the ones who can walk a property they've never seen, identify what needs attention without being told, and get a team moving quickly. HVAC competency in particular goes a long way in Raleigh's climate, where summer calls spike and residents feel every delay. If you've worked lease-up or heavy turn seasons before, that experience translates directly.
Pay runs $31.00 to $34.00 per hour. Benefits include medical, dental, vision, and a 401k with employer match, plus paid vacation, sick time, and volunteer time.
