Maintenance Supervisor

Toscana at Valley Ridge in Lewisville is a Cottonwood Residential community looking for a Maintenance Supervisor who can run a tight operation and actually develop the people under them. That second part matters more than most postings let on.

The core of the role is what you'd expect: HVAC troubleshooting, electrical, plumbing, appliance repair, and keeping the make-ready process moving so turns don't drag out and units are available to lease. You'll own the punch list culture on this property, which means timeliness and attention to detail aren't soft skills here, they're the job. Grounds, cleanliness, and general upkeep fall under your watch too, along with making sure all building and safety codes are met and the property runs an accident-free operation.

What separates this from a straight wrench-turning role is the team leadership component. You'll handle scheduling to maintain 24/7 emergency coverage, and you're expected to invest real time in hiring and developing your techs and community care associates through both on-the-job coaching and more formal education. In our industry, a maintenance supervisor who actually builds technician skills rather than just delegating work orders is genuinely hard to find. That's the standard Cottonwood is looking for here.

EPA Type II or Universal certification is required. A valid driver's license is required. CPO certification is a plus, and candidates with strong HVAC diagnostic experience will be well-positioned.

What You'll Bring

  • EPA Type II or Universal certification (required)
  • Valid driver's license (required)
  • Considerable HVAC troubleshooting experience
  • CPO certification (preferred)
  • Demonstrated experience leading and developing a maintenance team
  • Familiarity with make-ready processes and turn management
  • Working knowledge of electrical, plumbing, and appliance repair

Cottonwood offers competitive pay with a bonus structure, full benefits including health, vision, dental, life, and disability coverage available within the first 30 days, a 401k and HSA with company match, three weeks of PTO in the first year, and 10.5 paid holidays. For a maintenance role, that's a solid package.

One honest note: the on-call reality of this position is real. Emergency coverage doesn't schedule itself, and as the supervisor, after-hours situations land with you first. If that's a dealbreaker, this isn't the right fit. If you've been doing this long enough that it's just part of the job, you'll find the team structure here gives you backup rather than leaving you isolated.
