What the Job Actually Involves

This is a working supervisor role. You're not managing from a desk. You'll lead a service team through daily repairs and turns while staying hands-on yourself. The diagnostic work spans HVAC, plumbing, electrical, appliances, drywall, carpentry, pool maintenance, and exterior structural issues. You'll schedule and oversee both in-house techs and outside vendors, manage work orders through business software, handle supply ordering, and keep the make-ready process moving so vacant units don't sit longer than they should.

On-call rotation is part of the job. You'll share it with teammates, and there's a bonus paid when you carry it, but after-hours calls happen and this role requires someone who accepts that without resentment. That's just the reality of apartment maintenance at this level.

Weinstein's stated approach ties maintenance performance directly to occupancy and rent collection. That's accurate. What Qualifies You

  • At least 4 years of trade experience across the core disciplines (HVAC, plumbing, electrical)
  • At least 1 year in a lead, assistant supervisor, or supervisor role in apartment maintenance specifically
  • EPA/CFC certification, Type I and II or Universal (required, not preferred)
  • Comfort with work order software, email communication, and basic scheduling tools
  • Valid driver's license, your own transportation, and your own tools
  • Willingness to participate in on-call rotation
