Maintenance Supervisor

Maintenance Supervisor roles at student housing and multifamily companies tend to blend trade work with crew oversight more than most candidates expect. At PeakMade, the split is explicit: roughly 60 to 70 percent of your time is hands-on repairs, and the rest goes toward directing your team, managing vendors, and keeping the operation running on budget.

What the Job Actually Looks Like

This is a working supervisor position at an apartment community in Los Angeles. You're not managing from an office. You're on the property daily, inspecting grounds, completing or assigning service requests, and making sure vacant units are turned and ready for marketing. You'll run the turn process end to end: scheduling workers, supervising contractors, and pushing units through make-ready within budget. You'll also maintain the preventative maintenance program, manage supply inventory, and keep the maintenance shop organized and OSHA-compliant. When capital improvements come up, you'll work directly with the National Facilities Director to gather bids.

Resident interaction is part of the role. Move-ins, move-outs, unresolved concerns. You're expected to handle those professionally and without delay.

What PeakMade Needs From You

  • At least 2 years of maintenance supervisory experience, preferably in multifamily
  • EPA Type II certification required; CPO preferred
  • High school diploma or equivalent
  • Valid driver's license, current auto insurance, and a reliable personal vehicle
  • Must live within 30 miles of the property
  • Basic hand tools (your own)
  • Ability to diagnose and repair: HVAC, intermediate plumbing, intermediate electrical, major appliances, sheetrock, general carpentry, pool systems, roofing, painting, irrigation, and landscaping
  • Physical ability to lift up to 50 pounds, work at height on ladders, and perform tasks in extreme temperatures

Additional licenses or certifications may be required depending on local and state code. The posting notes other certifications as applicable by law, so candidates should be prepared for that review.

Compensation and Growth

The pay range is $80,000 to $90,000 annually, with final offers based on experience and internal equity. PeakMade includes monthly renewal bonuses, a 401(k) match, paid parental leave, 15 days PTO plus two wellbeing days, and access to a facilities leadership program with technical certifications available in HVAC and CPO.

That leadership program matters. Strong maintenance supervisors at companies like PeakMade often move into regional facilities roles or facilities director positions as they build out their portfolio experience and vendor management track record. The exposure to capex bidding here gives you a skill set that carries real weight at that next level.

PeakMade specializes in off-campus student housing, multifamily, and build-to-rent communities. The Los Angeles market means a dense regulatory environment, so comfort with local permitting, pool regulations, and sign ordinances is genuinely useful from day one.
