Hawthorne Residential Partners is hiring a Maintenance Supervisor for 1287 Shoals Apartments in Athens, GA. This is a hands-on leadership role. You'll run the day-to-day maintenance operation for the community, which means managing your team's schedule and workload, overseeing unit turns, keeping the preventative maintenance program on track, and stepping in personally when a repair needs doing right. You'll also manage vendor relationships, pull bids for capital improvement projects, and make sure work gets completed on time and up to standard. The property manager runs the leasing side; you own the physical asset.

Make-ready execution is a real part of this job. You'll inspect vacant units yourself before move-in, verifying cleanliness, function, and presentation. When something's off on a punch list, you catch it before the new resident does. Grounds, amenities, and common areas fall under your oversight too, and curb appeal is taken seriously here.

On-call rotation is part of the schedule. Monday through Friday, 8 to 5 is your standard week, but after-hours emergencies happen, and you'll share that responsibility with the rotation. That's worth knowing upfront.

Qualifications

  • High school diploma or GED
  • At least 3 years of apartment maintenance experience, or equivalent background in HVAC, plumbing, or electrical work
  • Prior supervisory or lead technician experience strongly preferred
  • Valid driver's license required
  • EPA certification required
  • CPO certification preferred (may be required depending on state)

Hawthorne is looking for someone who can also read a work order backlog and make smart decisions about prioritization, hold vendors accountable without burning the relationship, and develop less experienced techs on the team.
