Maintenance Supervisor

Multifamily maintenance leadership is a job that looks like wrenches and work orders on the surface, but it's really a management role with a technical baseline. Village Green is hiring a Maintenance Supervisor for their community in Morrisville, NC, and the scope here covers both the hands-on technical work and the people side of running a department.

What the Day Actually Looks Like

You'll start most mornings reviewing open work orders and delegating based on your team's skill levels and the day's priorities. Turns, make-readies, and routine service requests compete for the same hours, so knowing how to sequence the work matters as much as knowing how to do it. Expect to be pulled into technical calls when something escalates, whether that's an HVAC system going down in summer heat or a boiler issue in winter. Village Green also expects this role to have eyes on energy management, which means monthly written recommendations, not just reactive fixes. You'll help identify capex needs and gather bids, so there's a planning component alongside the daily operational grind.

On the people side, you're hiring, training, and mentoring your crew. New technicians need to get up to speed quickly, and existing staff need direction and accountability. The delegation piece is real work: if you're doing every skilled repair yourself, something is off with how the team is being managed.

Who This Role Fits

  • Two or more years supervising a maintenance team in multifamily, hotel, or institutional facilities
  • Strong technical grounding in HVAC, plumbing, boilers, gas furnaces, gas appliances, electrical, and appliance repair
  • EPA Universal Certification required before starting
  • Comfort with preventative maintenance programs and basic budget input
  • Solid communication skills, both with residents and with management

The pay is $28.69 per hour with a quarterly bonus. Village Green also offers medical, dental, and vision coverage, a 401(k) with match, and what they describe as a genuine path to advancement. They've earned consistent recognition as a top workplace in multifamily, and their investment in training is a real part of how they retain maintenance talent.

One honest note: this role carries after-hours responsibility. Maintenance leadership in multifamily means you're reachable when something goes wrong at night or on weekends. That's the nature of residential property operations, and the candidates who thrive here plan for it rather than being surprised by it.
