What the Role Actually Involves

This position splits your time between hands-on maintenance work and team leadership. You'll build the priority work schedule for service and janitorial staff, ensure all service requests get completed, and continuously inspect the property to catch deficiencies before residents do. That kind of proactive eye separates good supervisors from reactive ones.

On the operational side, you'll also:

  • Order parts and supplies within budgetary guidelines and actively manage overtime costs
  • Ensure all unit entry notifications are left after each service visit
  • Keep mechanical inspections current and maintain proper key control
  • Work alongside the Community Manager to bid major contracts annually and contribute to the maintenance portions of the annual budget
  • Conduct performance reviews for maintenance and janitorial staff
  • Be available for after-hours emergency calls, including evenings, weekends, and holidays

Budget involvement at this level is worth flagging. Many Maintenance Supervisors spend years without touching a budget. Contributing to the annual budget process here builds a skill that opens doors to Regional Maintenance Director and Director of Facilities roles later in your career.

What You Bring and What You'll Build

This role requires at least one year of multifamily maintenance experience, a solid foundation in tools and general maintenance trades, and the physical capacity to handle the full demands of the position, including lifting 50 to 100 pounds and moving through a multi-story building throughout the day. HVAC certification is preferred and will put you ahead of other candidates. Lease-up or new construction experience is also preferred, which fits given Jefferson's development background.

What the role builds is equally important. Leading a team through daily triage, communicating professionally with residents, and contributing to capex planning all sharpen the judgment and organizational discipline that define strong maintenance leadership. Supervisors who can hold a high curb appeal standard while keeping service costs controlled are the ones who advance within third-party and in-house management operations alike.
