The Point at Town Center in Jacksonville is looking for a Lead Maintenance Technician who can run the maintenance operation with real authority while staying approachable enough to work alongside office staff, contractors, and residents every day.

What You'll Actually Do

This role carries genuine supervisory weight. You're not just fixing things. You're scheduling your team's daily, weekly, and monthly workloads, coordinating third-party contractors, ordering supplies, and making sure the shop and storage areas stay organized and well-stocked. Preventative maintenance and turn-key operations are a consistent part of the rhythm. You'll also manage compliance inspections and conduct regular walkthroughs of apartments, common areas, grounds, pools, and exterior structures to catch issues before they become problems. When a unit turns, you're working closely with the business manager and office staff to confirm it's show-ready and move-in ready on schedule. Software tracking for service requests, inventory, and completed work is part of the job.

On the people side, you'll hire and develop your service team members. That means coaching, setting expectations, and building a crew that runs well even when you're not watching. On-call coverage is required for a minimum of two weeks per month, and emergency availability comes with the territory. Most experienced maintenance leads already account for this, but it's worth naming honestly because it shapes your schedule and your family's.

What You Bring

  • At least three years of apartment maintenance experience, with some time in a lead or supervisor capacity
  • EPA/HVAC certification (required)
  • Comfort coordinating structural, mechanical, electrical, and HVAC repairs
  • Full-time availability Monday through Friday, generally 9 AM to 5 PM, with flexibility when the property needs it
  • Experience using property management software or maintenance tracking systems
  • A working knowledge of fair housing, safety regulations, and local compliance requirements
