Maintenance Supervisor
Waypoint Management ServicesThis role runs on two core skill sets: technical breadth and team management. You need both. A Maintenance Supervisor at a residential community who can diagnose an HVAC issue but can't get a team moving efficiently is only half the job. Same goes the other direction. Waypoint Management Services is hiring someone who can hold both sides together at their Miami property.
The Technical Side
The hands-on work covers the full range: plumbing, electrical, carpentry, appliance repair, pool and amenity upkeep, pressure washing, painting, and preventive maintenance on HVAC systems and building infrastructure. You'll also manage the make-ready process for vacant units, which means inspecting, coordinating repairs, and getting apartments to move-in standard. EPA Section 608 Type I and II Certification is required before you start. CPO is preferred, which matters in Miami where pool compliance is taken seriously year-round given the climate and usage frequency.
You'll manage vendor and contractor relationships too, making sure outside work gets done safely, on schedule, and to the property's standards. That requires clear communication and follow-through, not just scheduling calls.
The Leadership Side
You'll assign daily work orders, train and support the maintenance team, and keep operations running across the community at whatever pace the day demands. Maintenance records, documentation, and inventory management fall under your watch. That's not glamorous work, but it's what keeps the operation from unraveling. Strong supervisory candidates have usually learned that the paper trail matters as much as the wrench work.
Emergency on-call coverage is part of this role. Evenings, weekends, and holidays happen. Miami summers bring weather events that can create multiple simultaneous issues. If that's a dealbreaker, better to know now.
What Makes the Difference Here
Candidates who stand out in this role typically have a reputation for proactive property inspections rather than reactive fixes. Catching a failing component during a routine walk saves significantly more time and money than addressing the same issue after a resident complaint or a failed unit turn. If your default is to wait for a work order, this position will be a friction point.
