Maintance Supervisor

That framing matters for this role because a Maintenance Supervisor here isn't just keeping equipment running. The condition of every hallway, every make-ready, every courtyard reflects directly on whether residents feel like they actually belong somewhere. That's the standard you're working to.

Day to day, this job is split between leading people and doing physical work yourself. You'll schedule and supervise your team, review their work, and step in alongside them when needed. Vendor oversight is part of it too. When a contractor is on site, you're the one accountable for the quality of what they deliver. You'll manage parts inventory, keep MSDS logs current, and make sure the shop stays organized enough that the next person who needs a tool can actually find it. Turns (make-readies) are a core part of the rhythm here. Units need to be genuinely move-in ready, and that punch list responsibility lands with you.

The on-call piece is worth being direct about. Emergencies don't follow business hours, and you'll be in the rotation. That's a real part of the job. The same goes for being the person who handles lock changes after evictions or responds when something breaks down on a weekend. If you've worked in property maintenance before, none of this is a surprise. But if it's new information, it should factor into your decision.

CommonPlace is also looking for someone who communicates clearly with the Property Manager, flags unusual findings early, and keeps OSHA and company safety policies in place consistently, not just during inspections. That last part separates supervisors who actually build team habits from ones who just check boxes.

What CommonPlace Is Looking For

• 3 to 5 years of hands-on maintenance experience, ideally in residential property management
• 1 to 3 years in a supervisory role
• Working knowledge of plumbing, electrical, HVAC, PTAC units, appliances, and general construction
• Comfortable with hand tools, power tools, and motorized or electrical equipment
• Able to regularly lift, carry, or maneuver up to 50 lbs independently
• Valid driver's license with proof of automobile liability insurance
• Availability for on-call rotation and a flexible schedule

Pay runs $26 to $28 per hour, with medical, dental, and 401(k) benefits, plus paid vacation, sick time, and volunteer time.

One thing worth noting for candidates considering the supervisory side of this role: the strongest applicants tend to be people who've already had to hold a team accountable to a quality standard, not just complete work orders themselves. Training a newer tech to do a turn correctly takes different skills than doing the turn yourself.
