Maintenance Supervisor

A resident submits a work order at 7 a.m. By 7:45, you've already walked the grounds, checked the maintenance shop inventory, and assigned the ticket to the right tech. That's the pace of this role.

The Position

Avanath is an affordable housing operator with a workforce-focused mission, and this Maintenance Supervisor opening sits at their Hollydale community. You'll work directly alongside the Community Manager, sharing responsibility for physical asset condition, resident experience, and the day-to-day output of your maintenance team and outside vendors.

The work spans the full range of property maintenance. Make-ready coordination, preventative maintenance scheduling, work order management, daily grounds inspections, common area upkeep, and on-call emergency response all fall within your scope. You'll also handle key control, maintain accurate records for service requests and EPA/OSHA compliance, and manage supplies inventory within budget. When vendors and contractors are on site, you're the one directing their work and holding them to quality and timeline standards.

This is a supervisory role, not just a senior wrench-turner. You'll train, schedule, and monitor your maintenance staff daily. That means catching problems early, offering real-time instruction, and pushing your team toward higher performance standards. Avanath puts weight on how you show up for residents too: professional, responsive, and consistent when handling complaints or sensitive requests.

What You Bring

• At least 3 years of multifamily maintenance experience, with at least 1 year in a supervisory capacity
• Hands-on skills in plumbing, HVAC, electrical, appliance repair, and carpentry
• HVAC certification and CPO certification are strongly preferred
• Valid driver's license
• Strong organizational skills and the ability to manage competing priorities without dropping the ball
• Comfort with on-call rotation and weekend availability
• Clear, professional communication with residents and staff alike
