Maintenance Supervisor

This role covers five apartment communities across two Pittsburgh-area submarkets: four properties totaling 198 units in Greensburg and one 97-unit community in New Kensington. Multi-site portfolios at this scale demand someone who can move fluidly between hands-on skilled trades work and the logistical side of managing people, vendors, and budgets. Birgo is looking for a maintenance supervisor who does both well.

The day-to-day splits roughly into two modes. Some of it is field work: plumbing, electrical, HVAC, drywall, turns, punch lists, and groundskeeping across properties that aren't all in the same zip code. The rest is coordination: leading a two-person tech team, sourcing and managing contractors when the scope exceeds what the crew can handle, tracking expenditures against budget, and serving as the operational link between maintenance and property management. AppFolio handles work orders in a paperless workflow, so comfort with mobile tools matters here.

The Greensburg and New Kensington markets sit in the older housing stock belt east and northeast of Pittsburgh. Properties in these corridors tend to be garden-style or low-rise buildings with aging mechanical systems, which means HVAC and plumbing calls come with some frequency. A supervisor who can personally handle high-skill repairs keeps vendor costs down and reduces unit downtime on turns. That's a real budget lever at this portfolio size.

Birgo emphasizes servant leadership internally, and that framing is worth taking seriously in the context of this role. Managing two techs means coaching and developing them, not just directing work. Strong candidates will have experience building a team's technical capability over time, not just assigning jobs and checking completions. Emotional intelligence in conflict resolution, which comes up in any maintenance team eventually, matters as much as trade credentials here.

What Birgo is Looking For

  • 5 or more years of multifamily maintenance experience
  • 3 or more years in a supervisory capacity
  • Hands-on expertise across plumbing, electrical, HVAC, and drywall
  • Experience managing a multi-site portfolio
  • Comfort with mobile work order platforms (AppFolio experience is a plus)
  • Budget awareness and cost control discipline
  • Active driver's license, reliable insured vehicle, and ability to lift 50 pounds unassisted

The schedule runs Monday through Friday, 8:00 AM to 4:30 PM, with participation in an on-call rotation. Compensation is $31 per hour.
