Park 12 is a residential community in San Diego managed by MG Properties, a company with over three decades of apartment acquisition, development, and management across the Western U.S. As the Lead Maintenance Technician, you'll be the operational anchor of this property's physical condition. That means you're not just fixing things. You're setting the standard for how maintenance gets done, keeping the team organized, and making sure residents feel heard when something goes wrong in their home.

Day to day, you're triaging incoming service requests and making sure they're resolved within 24 hours when possible. You're completing make-ready turns, handling appliance repairs, painting, plumbing, HVAC troubleshooting, and electrical work. You're also keeping the grounds clean, managing parts inventory, and rotating on-call for after-hours emergencies. That last part is real: 24/7 emergency coverage is part of this role, so comfort with occasional nights or weekends is a genuine requirement, not fine print.

On the leadership side, you'll help coordinate the maintenance team's schedule alongside the property manager, conduct safety meetings, ensure SDS sheets and HAZCOM standards are current, and guide less experienced technicians on both technical skills and safety practices. You'll track preventive maintenance, document work orders through Yardi on an iPhone, and flag major repair needs to management before spending. The administrative piece is lighter than a supervisor role, but it's present.

What You Bring

• At least two years of apartment maintenance experience, ideally at a property of 200 units or more
• Working knowledge across trades: plumbing, electrical, HVAC, appliance repair, painting, and general carpentry
• CPO certification and HVAC Universal certification (or the ability to obtain them)
• Comfort using Yardi for service requests and work order processing
• A valid driver's license with current liability insurance
• Physical ability to lift 50 pounds and work both indoors and outdoors regularly
• A customer service mindset. Residents are your neighbors while you work, and how you communicate matters as much as how fast you fix things
