What This Role Actually Involves

BAM Companies, an Indianapolis-based multi-family operator founded in 2010, is looking for a roving maintenance specialist to cover properties across Indiana, Iowa, Missouri, Arkansas, and Pennsylvania. The travel requirement is real: expect 50 to 75 percent of your time on the road, reporting directly to whatever site needs you most that week. Some weeks that's a turn push where the local team is underwater. Other weeks it's a mechanical issue the on-site tech hasn't been able to crack, or a capex project that needs a competent set of hands overseeing execution.

The core of the job is technical diagnosis and hands-on repair across HVAC, electrical, plumbing, appliance systems, carpentry, and general structural work. EPA Type 2 or Universal certification is required. CPO is preferred. You're also doing quality assurance on completed turns and service requests, running roving inspections, and helping maintain portfolio-wide preventive maintenance schedules. There's a mentorship component too: you'll be working alongside on-site supervisors and techs, offering field coaching and sharing best practices. No direct reports, but functional leadership is part of the job.

They've got 4 to 7 years of multi-family maintenance behind them, they're comfortable with ambiguity, and they don't need someone to hand them a punch list every morning. The ability to walk onto an unfamiliar property, assess what's backlogged, and prioritize effectively without a lot of hand-holding is genuinely the differentiator. Strong communicators who can work with regional leadership and still maintain credibility with on-site techs tend to do well. People who need a fixed routine and a single home base tend to wash out quickly.

Worth being direct about the physical side: this is an active role. Lifting over 75 pounds, working in mechanical rooms, crawl spaces, and outdoor environments across multiple climates. It's Monday through Friday with occasional weekend travel depending on operational needs. A reliable personal vehicle capable of hauling tools across the region is a requirement, not a suggestion.
