Multi-Site Service Manager (Stone Gate/Village on the Lake)

Van Metre is filling a Multi-Site Service Manager role that covers two residential communities in Spring Lake, NC: Village on the Lake and Stone Gate Apartments. Both properties fall under a single maintenance operation, which means the person in this seat is coordinating labor, vendors, budgets, and work orders across two addresses simultaneously. That dual-site scope is the defining feature of the job and shapes what a typical week looks like.

Day to day, you're managing a maintenance team, triaging service requests, and keeping the make-ready pipeline moving. When a unit turns, you're the one scheduling vendors, walking punch lists, and making sure the unit is rent-ready on time. You're also the point of contact when contractors come on site, and you work closely with the Property Manager to make sure the physical condition of both properties stays within Van Metre's standards. On the financial side, you're responsible for the facility budget, which means tracking spend and flagging variances before they become problems.

The technical requirements here are real. EPA Universal certification and a CPO are required before you start. You need hands-on working knowledge of HVAC systems, including the ability to maintain, repair, and replace units. Electrical, plumbing, appliance repair, carpentry, and painting are all part of the job. You'll also manage the 24-hour emergency maintenance schedule and carry a preventative maintenance program alongside the reactive work. Weekend availability comes with the territory.

What Van Metre Is Looking For

• 3 or more years of maintenance supervisor experience
• 3 or more years of direct supervisory experience managing a team
• EPA Universal / CFC certification (required)
• CPO certification (required)
• Strong applied knowledge of electrical, plumbing, and appliance systems
• Current familiarity with OSHA and building safety standards
• Valid driver's license
• Your own basic tools

Compensation sits at $78,000 to $79,040 annually, with an additional $5,000 bonus paid out quarterly.
