What the Work Looks Like Day to Day

The make-ready process is where a lot of Maintenance Supervisors either win or lose. A slow turn cycle kills occupancy momentum and pushes concessions. You'll own that process here: coordinating punch lists, tracking unit readiness, and keeping turns moving so leasing has product to show. Beyond turns, you'll carry the standard scope of HVAC troubleshooting, electrical, plumbing, and appliance repair, and you'll be expected to resolve those issues with enough speed and quality that service ticket completion rates stay high and resident satisfaction holds.

Team development is a real part of this role, not an afterthought. You'll hire, schedule, and train techs and community care associates, including both on-the-job coaching and classroom education. Staffing the on-call rotation for 24/7 emergency coverage is your responsibility too. Grounds upkeep, safety code compliance, and keeping the property operating at peak efficiency round out the operational picture.

  • EPA Type II or Universal certification required
