Paulson Park I is an affordable housing community in Mountain View, part of MidPen Housing's portfolio of more than 130 properties across Northern California. MidPen has been developing and managing affordable housing since 1970, and this groundskeeper role sits at the front line of what makes that mission visible to residents every single day: clean grounds, functional common areas, and units that are ready when families need them.
The work here splits between interior and exterior responsibilities. On the grounds side, you're picking up debris daily, sweeping parking lots and sidewalks, trimming shrubs, pulling weeds, and keeping the exterior safe and presentable. Inside, you're cleaning common areas like laundry rooms, hallways, restrooms, and offices, and you're supporting the maintenance team with light repairs: painting, minor plumbing, basic electrical, locks, tile, and glass. When units turn, you help with the make-ready process, including move-in and move-out inspections and getting vacant units back into rentable condition.
You'll also maintain tool and supply inventory, log routine groundskeeping conditions, and participate in an emergency on-call rotation that covers evenings, weekends, and holidays. That last part is worth being clear-eyed about. On-call coverage is a real part of this job, not an occasional inconvenience.
What separates a strong candidate here from an average one isn't just physical capability, though this is genuinely a physical role that involves lifting up to 75 pounds, climbing ladders, working in confined spaces, and being on your feet most of the day. The stronger candidates come in with enough familiarity with utility systems, irrigation, and basic building systems that they can identify a problem and report it accurately, not just flag that something looks off. That kind of informed observation protects residents and helps the maintenance lead prioritize work efficiently.
Mountain View sits in one of the most expensive rental markets in the country, which makes MidPen's affordable communities genuinely essential infrastructure for the people who live there. The condition of the grounds and common spaces directly affects how residents experience their home. In that context, this role carries more weight than the title might suggest.
The pay range runs from $21.54 to $24.23 per hour, based on experience. MidPen's benefits package includes health, dental, vision, life and disability insurance, a 403(b) retirement plan, paid parental leave, an employee education reimbursement program, FSA options, an EAP, pet insurance, paid time off, company holidays, and wellness days.
