What This Role Actually Demands
The compliance side of this position is non-negotiable. A working understanding of LIHTC income limits, set-aside requirements, and certification rules is listed as a hard requirement, not something Cirrus plans to teach from scratch. If you've processed initial certifications, annual recertifications, and renewals before, that experience transfers directly here. Yardi is the preferred platform, and familiarity with it will reduce your ramp-up time considerably.
On the leasing side, the daily work looks familiar: touring prospects, explaining lease terms and community policies, assisting applicants through the process, and conducting move-in and move-out inspections. But waitlist management at a property this size adds a real layer of administrative discipline. Keeping that list accurate, communicating with applicants appropriately, and coordinating with the property manager and maintenance team around unit readiness all require attention to detail that has to be consistent, not occasional.
Bilingual ability in English and Spanish is preferred, and at a 630-unit community, the practical value of that skill shows up in resident conversations daily, not just during onboarding.
