What You'll Actually Do

This role lives at the front end of the revenue funnel. Your job is converting traffic into signed leases at Dream St. Augustine, a community in St. Augustine, FL backed by DLP Capital. Lead response time is a firm 4-hour window, which means your mornings can shift fast depending on overnight inquiries. Tours, follow-ups, CRM updates, and closing conversations fill most of the day. Lease-up experience is required here, not preferred. The expectation is that you already understand how to build occupancy from a cold start and keep it moving.

Beyond the leasing floor, you'll build genuine referral pipelines by networking with major employers, hospitals, and universities in the area. St. Augustine draws a mix of healthcare workers, hospitality industry professionals, and university staff, giving you real targets to build cross-promotion relationships with. Weekly prospecting is a formal expectation, not a nice-to-have. You'll also create and run resident programs that support retention, because keeping a current resident costs far less than filling a vacancy.

Property walks are part of the routine. You're not just selling the community on tour; you're watching it the way a prospect would see it. Punch list items that slip through affect close rates, and you'll be expected to flag them. CRM discipline matters here too. Guest cards, follow-ups, and lease paperwork need to stay current because leadership visibility into your pipeline depends on it.

What You Bring

  • Demonstrated lease-up experience (this is a hard requirement)
  • Strong customer service background with a track record of closing
  • Comfort reading income statements and basic financial documents
  • Excellent written and verbal communication across all levels, including senior leadership
  • Experience managing on-site projects and leading through change
  • Familiarity with Appfolio, G-Suite, and Microsoft Office (a plus, not required)
  • Valid driver's license and reliable transportation

Compensation runs $18 to $23 per hour depending on experience.
