What the Role Actually Covers

This is a dual-track position: half leasing leadership, half marketing execution. You'll hire, train, and manage a leasing staff while also owning the property's social media presence, digital content, and community programming. That combination is specific to student housing. Conventional multifamily rarely asks a leasing manager to shoot and edit content in Canva, manage online reputation across platforms like Reputation.com and JTurner, and still hit closing ratios. On the leasing side, you'll conduct tours, sign leases (beds and apartments), support move-in and move-out events, and keep prospect traffic data current. Renewal programming falls under your scope as well, including lease renewal events and resident retention campaigns. On the marketing side, you'll develop and execute the annual marketing plan within budget, using social platforms, creative tools, and campus-specific outreach to drive traffic and conversions.

  • 2 or more years of leasing experience specifically in off-campus student housing
  • Prior leadership experience, formal or informal
  • Hands-on comfort with Instagram, Facebook, Canva, Lightroom, VSCO, and property management software
  • Strong communication skills across in-person, phone, and online leasing channels
  • Flexibility for some evenings and weekends, especially during peak leasing season
  • High school diploma or equivalent required

A Note on What Separates Strong Candidates

In student housing, the leasing cycle is unforgiving. Pre-leasing for the following academic year typically starts in the fall, which means you're selling apartments to people who won't move in for another nine to twelve months. Candidates who've managed that timeline, kept traffic moving in the off-peak months, and still hit occupancy targets before the summer rush tend to do well in roles like this. If your background is conventional multifamily without student housing exposure, the calendar alone will be an adjustment. Two-plus years in the student space is a real requirement here, not a preference dressed up as one.
