Leasing at a mixed portfolio site takes more than a friendly tour. At Prentiss Pointe Apartments and The Reserve, a new construction single-family homes community in Harrison Township, you're working two distinct product types simultaneously. That means reading prospects quickly, matching them to the right option, and closing consistently. Paragon Properties is looking for a Leasing Manager who brings real closing discipline, a 40 to 50 percent closing ratio is the expectation, not an aspiration, along with the analytical habits to track traffic patterns, monitor renewal pipelines, and run competitive market surveys monthly.

The Macomb County rental market sits in an interesting spot. Harrison Township draws renters who often compare it against options further up the lakeshore corridor or back toward Eastpointe and Roseville. Knowing your comp set cold, running monthly phone shops and quarterly in-person shops, matters here because prospects in this submarket do their homework. The Leasing Manager owns that competitive intelligence function directly.

Day-to-Day Responsibilities

The core of this role covers the full leasing cycle: touring market-ready units and models, reviewing and processing applications, managing the CRM queue, coordinating move-in orientations, and verifying renters insurance compliance at move-in. Beyond individual leasing, you'll manage lease expiration timelines, prepare weekly occupancy reports for operations and the Regional Manager, and actively work the renewal process alongside the property manager.

Marketing ownership is a real part of this position. You'll plan and execute site-level advertising, manage Facebook and Instagram presence, send weekly eblasts, and conduct outreach to local businesses and employers. Resident event planning also falls here. On the operational side, you'll enter service requests into Yardi, assist with market-ready unit inspections, and flag deficiencies before they become liabilities.

You'll also lead the leasing staff directly: running marketing meetings, coaching closing ratios, and modeling the professional standards Paragon expects across prospect and resident interactions.

What Strong Candidates Bring

  • At least one year of on-site leasing or assistant manager experience, with demonstrated sales performance
  • Yardi proficiency or comfort picking it up quickly
  • Solid working knowledge of Fair Housing guidelines at the federal, state, and local level
  • Strong written communication for CRM follow-up, eblasts, and social content
  • Experience running comp shops and translating that data into pricing or marketing adjustments
  • High school diploma required; college-level coursework strongly preferred

Candidates who stand out at this level typically combine consistent closing performance with genuine comfort in a coaching role. If you've only ever been an individual contributor in leasing, the shift to managing and motivating a team while still carrying your own closing expectations is the adjustment that trips most people up. Coming in with some experience leading peers, even informally, puts you ahead.

Compensation runs up to $24 per hour depending on experience, with monthly move-in bonuses, quarterly renewal bonuses, and a benefits package that includes medical, dental, and optical coverage with a short waiting period, company-paid life and disability insurance, a 401(k) with employer contribution, paid holidays, and a rent discount.
