Leasing Manager

Full-time
On-site
Annapolis, Maryland, United States
$52,530 - $61,532 USD yearly
Leasing Consultant

It's 10 a.m. on a Saturday and three tours are queued back to back. By noon, you'll need to have followed up by phone on yesterday's walk-ins, posted to the property's Facebook page, and confirmed the outreach packet drop you scheduled with a local employer for Tuesday. That's the rhythm of a Leasing Manager at Bozzuto's Annapolis community.

The Role

This position sits at the intersection of sales production and team leadership. You're responsible for hitting monthly lease quotas while also coaching a Sales and Marketing Associate team to do the same. The performance expectations here are specific: a lead-to-appointment conversion ratio of at least 8%, a closing ratio of 30%, and a structured follow-up cadence that includes a phone call within 24 hours of every tour and an email within 48 hours. Outreach marketing is also part of the job. You'll generate at least one outreach event per week and build ongoing relationships with local employers to drive qualified traffic. Competitive shopping happens quarterly across your immediate competitive set, with a weekly survey to keep your market knowledge current between formal shops.

Resident retention is the other half of the equation. You'll attend community social events, respond to and close out work orders where applicable, and be the calm, professional presence when a frustrated resident walks through the door. Lease paperwork accuracy is on you. Weekend availability is expected: three weekends per month, offset by two weekdays off.

What You Bring

  • A four-year degree or equivalent experience in a relevant field
  • Previous leasing experience in multifamily property management
  • 1 to 3 years of direct B2C sales experience, ideally in property management, retail, or hospitality
  • 1 to 3 years of phone sales experience with a track record of consistent conversion
  • Comfort with both the metrics and the human side of the role: traffic reports in the morning, a difficult conversation with a resident in the afternoon

The candidates who stand out at this level already understand that closing ratios don't improve through charm alone. They build repeatable habits: disciplined follow-up, honest product articulation, and consistent outreach that keeps the top of the funnel healthy even when walk-in traffic softens. Bozzuto's marketing team handles broader brand strategy, but you'll need to execute at the property level with real consistency.

Compensation falls in the range of $52,530 to $61,532, with additional bonus opportunities tied to performance. Benefits include medical, dental, and vision coverage, 20 days of paid time off plus holidays, a 401(k) with company match, and tuition reimbursement.
