Leasing Consultant

The Scion Group has built a real niche in student housing, operating communities near major universities across the country. Their Hillside San Marcos property sits in a market shaped almost entirely by Texas State University, where enrollment consistently pushes above 38,000 students. That context matters for this role. You're not leasing to a general renter pool. You're talking to 19-year-olds, their parents, transfer students, and grad students, often all in the same afternoon, and each conversation requires a different register.

The Experience Team Member title is intentional. Scion treats the leasing function as customer experience work, and the ETM role reflects that. Yes, you'll tour prospects and close leases. You'll also handle package logging, help coordinate maintenance follow-ups, assist with social media content, and pull after-hours lockout duty on a rotating basis. The scope is genuinely broad, and the ability to shift gears quickly is a real requirement, not a throwaway line in the job description.

Student housing has its own operational rhythm that separates it from conventional multifamily. The turn period, typically concentrated in a tight window before the fall semester, is the most demanding stretch of the year. A successful ETM knows that summer availability and turn-period reliability aren't optional, they're central to how student housing actually operates. If you've worked a conventional lease-up or a garden-style community and want to understand how student housing works, this role teaches you that fast.

What Scion Is Looking For

  • A customer-first instinct with genuine follow-through, not just a friendly demeanor
  • Strong communication across a diverse resident population, including international students and families
  • Comfort with flexible scheduling, including evenings, weekends, holidays, and the turn season rush
  • Self-discipline and reliability without needing close supervision
  • Familiarity with social media platforms as marketing and engagement tools

This position is full-time, hourly, and based on-site at Hillside San Marcos. Benefits include health, dental, and vision coverage, 401k matching, paid maternal and parental leave, paid time off, a discretionary annual bonus, and learning reimbursement. Work authorization in the U.S. is required. Visa sponsorship is not available.

For candidates thinking about where this leads: ETMs at student housing operators often move into assistant manager roles with leasing oversight, and student housing experience transfers well into conventional lease-up work, where traffic management and closing under pressure are equally valued skills.
