Leasing Consultant

It's Saturday morning, and while most of the office is quiet, you're the one unlocking the leasing center at The Chocolate Factory, walking a prospective resident through the floor plan, and then pivoting to a stack of recertification files that need to go out by end of week. That's the rhythm of this role.

The Work Itself

John M. Corcoran and Company, a New England firm operating since 1951, is hiring a part-time Leasing Consultant and Recertification Specialist for their Mansfield, MA property. The position runs 20 hours per week, with Saturday (9 a.m. to 5 p.m.) as the fixed day and flexibility built into the remaining hours.

The leasing side of the job covers what you'd expect: showing units, walking prospects through pricing and lease terms, processing applications, preparing lease packages, and coordinating move-ins. But the recertification piece is what makes this role distinct. You'll schedule and conduct tenant recertification interviews, collect and verify documentation, coordinate apartment inspections, and keep resident files accurate and compliant with affordable housing regulations. Waitlist management and applicant processing fall in here too.

Beyond those two tracks, you'll support general property administration: rent collection, maintenance request intake, phone coverage, and occasional marketing tasks like social media updates or website edits.

What You'll Need Coming In

  • At least two years of administrative or customer service experience
  • Strong written and verbal communication skills
  • Solid organizational habits and genuine attention to detail (recertification compliance doesn't forgive sloppy files)
  • Comfort with computers and property management technology
  • Working knowledge of affordable housing regulations is preferred, though not strictly required

The pay range runs $23 to $31 per hour depending on experience, and JMC includes a $1,500 sign-on bonus, paid time off, holidays, and a 401(k) with company match, even for a part-time position.

One honest note about the affordable housing compliance side: recertification work is detail-heavy and deadline-driven. File errors can create regulatory problems, so the candidates who do well here tend to be methodical rather than improvisational. If you've worked with HUD, LIHTC, or similar programs before, that background will carry real weight. If you haven't, your ability to learn documentation standards quickly will matter more than any other quality you bring.
