Leasing Consultant

The leasing consultant role sits at the front edge of a property's revenue. Every lease signed, every prospect converted, every renewal retained flows through this position first. At Karya Property Management's Portland-area community, that responsibility belongs to you.

What You'll Actually Do

Your day centers on converting traffic into signed leases. That means greeting prospects, walking them through the property, and presenting the community's features in a way that connects to what they're actually looking for in a home. You'll explain lease terms clearly, including the TAA Lease Contract, so future residents understand exactly what they're signing before move-in day arrives.

Beyond the initial sale, you'll coordinate move-in packets, prepare units, and manage the day-of experience for incoming residents. You'll also do at least one full property walk daily to assess curb appeal and flag anything that needs attention before a prospect sees it. Resident events and marketing coordination fall into this role as well, so there's a creative side alongside the sales work.

Weekend and evening availability on a rotating schedule is part of the job. Leasing traffic doesn't follow a Monday-through-Friday pattern, and the strongest consultants treat weekend shifts as opportunities rather than inconveniences.

What You Bring

  • High school diploma or equivalent required; a college degree is preferred
  • Clear, confident verbal and written communication skills
  • Strong customer service instincts with residents, prospects, and vendors
  • Proficiency in Microsoft Office, Word, and Outlook
  • A sense of urgency and the ability to manage competing deadlines
  • Physical ability to walk the property daily, climb stairs, and lift up to 15 pounds

Skills This Role Builds

A leasing consultant role is where most property management careers start, and for good reason. You'll develop a working command of lease administration, fair housing compliance, and the full prospect-to-resident lifecycle. The objection-handling and closing skills you build here translate directly into assistant manager and property manager roles, where leasing performance becomes one of several metrics you're responsible for rather than your primary focus. Consultants who learn to read traffic patterns, track their own closing ratios, and take ownership of curb appeal tend to move up faster because they're already thinking like operators.

What separates a strong candidate here is the ability to hold a genuine conversation with a prospect while staying accurate on lease terms and community details. The sales piece matters, but residents who feel well-informed at move-in create fewer headaches down the line and renew at higher rates. If you bring that combination of warmth and precision, this is a solid place to build the foundation of a property management career.
