Leasing Consultant

A prospect walks into the leasing office at Lake View on a Tuesday afternoon, having already toured two other buildings that morning. What you say, how you show the space, and how quickly you follow up afterward will determine whether Reside Living gets that lease or not. That's the core of this role.

The Work Itself

Reside Living manages roughly 3,000 apartments across Chicago, with this position focused on properties in East Lake View and Gold Coast. Both are high-demand neighborhoods where occupancy expectations are real and traffic needs to convert. You'll handle the full leasing cycle: responding to inquiries by phone, text, and email; scheduling and conducting tours; recording every touchpoint in the CRM; and closing applications in compliance with fair housing law, the Fair Credit Reporting Act, and all applicable state and federal regulations.

Beyond the direct leasing work, you'll physically inspect vacant units and common areas, flag anything that needs attention from maintenance, and help coordinate resident events. You'll also run monthly audits of the property's online presence, looking for gaps in how the building shows up in search, on ILS platforms, and in reviews. Findings go directly to the Property Manager, and Reside Living expects consultants to bring ideas, not just observations.

Daily and weekly reporting is part of the job. You'll track your own numbers closely, because the path to earning commission and quarterly bonuses runs through your ability to hit and hold occupancy targets.

What This Role Requires vs. What It Builds

You need to bring at least one year of leasing or sales experience, strong written and verbal communication, and a working knowledge of Microsoft Office and a property management platform like Yardi. Attention to detail and follow-through aren't optional here: a missed callback or a sloppy CRM entry can cost a lease.

What the role builds is more interesting. Leasing consultants at Reside Living have a stated path into property management and leadership. You'll start developing the NOI awareness and occupancy management instincts that property managers use every day. Strong performers here learn to read their own traffic trends, adjust marketing strategy in real time, and build the kind of resident relationships that reduce turnover. Those skills transfer directly upward.

Candidates who stand out tend to already understand that leasing is a sales role with a service component baked in permanently. The follow-up after the tour matters as much as the tour itself. The best consultants treat every prospect touchpoint as part of a longer conversion process, not a one-time pitch.

  • High school diploma or GED required
  • Minimum one year of leasing or sales experience
  • Proficiency in Microsoft Office Suite
  • Experience with Yardi or comparable CRM platform preferred
  • Personal smartphone required (iPhone or Android); $50/month stipend provided

Compensation includes a base salary plus commission and quarterly bonuses. Benefits include medical, dental, and life insurance, paid time off, 401(k) matching, a commuter benefit, a 25% monthly apartment discount, and $100 per month in student loan assistance.
