A prospective resident stops by on a Saturday afternoon, full of questions about floor plans, roommate matching, and what move-in looks like in August. You're the first impression, the tour guide, and the problem-solver, all in the same conversation.

The Republic at Lubbock serves the Texas Tech student population, which means this role runs on an academic calendar with real peaks and real pressure. Lubbock's student housing market is competitive, and Texas Tech's enrollment consistently drives strong demand for off-campus living near campus. The Experience Team Member (ETM) position at Scion sits at the center of that activity. This combines sales, marketing, community engagement, and day-to-day property administration into a single role that rarely looks the same from one week to the next.

What the Work Actually Looks Like

A significant part of this role is relationship-driven. You'll conduct community and amenity tours, handle inbound traffic from prospective residents, and follow through on customer interactions across multiple channels, including social media. Scion expects ETMs to surface real feedback on sales barriers and objections so the management team can respond with better tools and messaging. You'll also contribute ideas on local marketing that fit the Texas Tech audience.

On the administrative side, the job covers package management, office organization, maintenance request coordination, and helping keep common areas and amenities presentation-ready. After-hours lockout coverage is part of the rotation, so flexibility with your schedule matters.

Turn season is the most demanding stretch of the year in student housing. When hundreds of residents cycle out and new ones move in over a compressed window in late July and August, every team member's availability and reliability becomes critical. If you've never worked a student housing turn before, expect a steep but genuinely educational few weeks.
