Leasing Consultant
Hawthorne Residential PartnersWhat You'll Actually Do
The leasing consultant role at Hawthorne Residential Partners' Integra Landings community in Orange City, Florida puts you at the front of the resident experience from first contact to move-in. On a typical day, you're fielding inquiries by phone, email, and online portals, converting that traffic into tours, and walking prospects through apartments in a way that connects the floorplan to their actual lifestyle. That last part takes more skill than it sounds. Closing a lease requires listening well enough to understand what someone actually needs, then showing them how this community meets it.
Beyond leasing, you'll work on occupancy and renewal goals alongside the broader site team, help coordinate resident events, and keep the leasing office and common areas presentable. Hawthorne also expects you to track competitor properties and stay current on local market conditions, which sharpens your ability to position the community accurately against alternatives a prospect might be considering.
What You Bring
- At least one year of customer service, sales, or apartment leasing experience (preferred, not required)
- Comfort communicating across channels: in person, phone, and written correspondence
- A genuine ability to read people and move a conversation toward a decision without being pushy
- Accuracy when handling leasing applications, verifications, and move-in paperwork
- High school diploma or GED equivalent
- Valid driver's license; CALP accreditation is a plus
- Availability for the standard schedule: Monday through Friday 9 AM to 6 PM, Saturdays 10 AM to 4 PM, with one weekday off each week
Skills This Role Builds and Where It Goes
Leasing is one of the best entry points into property management because it gives you hands-on exposure to the full resident lifecycle: lead generation, qualifying prospects, the application and approval process, move-in coordination, and retention through renewals. The skills you develop here, specifically objection handling, occupancy awareness, and relationship-building with residents, transfer directly into an assistant community manager role, which Hawthorne explicitly supports through a structured Career Path Program.
Strong candidates come in knowing how to sell without pressure and leave having learned how to read occupancy trends, respond to delinquency early through renewal efforts, and contribute meaningfully to a site's NOI through consistent lease conversions. The difference between a leasing consultant who stays in the role and one who advances quickly usually comes down to how well they understand the numbers behind the community, not just the people in front of them. Hawthorne's compensation structure, which includes monthly leasing and renewal commissions on top of an hourly base, gives you a financial incentive to develop that understanding early.
