Leasing Consultant

Hillpointe builds and operates market-rate workforce housing across the Sun Belt, and they do it with a fully integrated model: land acquisition, construction, asset management, and leasing all run in-house. That context matters for this role. When you support a community as a Floating Leasing Specialist, you're working inside a system where decisions happen quickly and the people around you understand every phase of a property's life cycle.

The Skills This Role Runs On

Leasing is the core skill in play here, but the floating structure puts a premium on adaptability in a way that a site-based leasing position does not. You'll step into communities during lease-ups, high-traffic periods, and team transitions, which means you need to read a room quickly. Each property has its own prospect pool, its own tour path, its own pace. Strong candidates already know how to conduct a compelling tour, match community features to a prospect's stated needs, and follow up across phone, text, and email without letting leads go cold. You bring those habits with you from day one.

Customer service instincts matter just as much as leasing technique here. Prospects often arrive with real questions and real concerns. Your ability to listen, address objections honestly, and keep the conversation moving toward a decision is what converts traffic into signed leases.

What the Role Builds

Because you'll move across multiple communities, you'll develop a portfolio-level view of leasing performance that most site-based consultants take years to acquire. You'll see what concessions are working in one market, how a lease-up community's traffic patterns differ from a stabilized asset, and how to calibrate your pitch for different price points and renter profiles. That breadth is genuinely useful if your career path leads toward leasing manager, property manager, or regional leasing roles.

The role also sharpens your instincts around fair housing compliance, since you'll encounter diverse prospects across multiple sites and need to apply consistent standards regardless of location or team culture.

What to Know Before You Apply

  • Frequent travel between properties is a core requirement, not an occasional ask. A valid driver's license and a flexible schedule including weekends are necessary.
  • Temporary or permanent relocation may be required based on where Hillpointe needs coverage.
  • Free rent at an assigned Hillpointe community is part of the compensation structure, subject to company policy.
  • Prior experience in leasing, hospitality, or sales is preferred, though strong customer-facing experience in adjacent fields is considered.
  • A high school diploma or equivalent is required.

What separates strong candidates in a floating role is the ability to get up to speed without hand-holding. You won't always have a seasoned team member walking you through the property. The people who thrive here are the ones who can walk into a new leasing office on a Monday morning, learn the floor plan, review the availability, and be ready to tour by noon.
