Leasing Consultant

Student housing leasing moves at a different rhythm than conventional multifamily. The academic calendar drives everything: your busiest periods cluster around fall move-in, spring renewals, and summer turn, and the residents you're working with often have parents involved in the decision, roommate dynamics to sort out, and zero prior renting experience. Scion operates Copper Beech Harrisonburg on Virginia's James Madison University corridor, and this Experience Team Member role sits at the center of that resident relationship from first tour to ongoing community life.

What the Day-to-Day Actually Looks Like

A good chunk of your week involves direct resident and prospect interaction: touring the community, answering questions about floor plans and amenities, and following up with people who haven't committed yet. You'll also help management understand where deals are getting stuck, so your observations on objections and pricing friction genuinely matter here. Beyond leasing, you'll assist with resident engagement programming, contribute to social media content, and handle operational tasks like package logging, office upkeep, and coordinating maintenance request follow-through. There's an on-call rotation that includes after-hours lockout assistance, so flexibility isn't optional.

Summer and turn periods deserve a specific mention. Student housing communities can see most of their resident population turn over in a matter of weeks. During those windows, the pace is compressed and the coordination required is real. If you've worked retail or hospitality during a holiday rush, you have some frame of reference, though the physical and logistical scale of a turn is its own thing.

Who Fits This Role Well

  • Someone who genuinely enjoys talking to people across a wide range of backgrounds, including both students and their families
  • Strong communicators who can shift tone depending on whether they're texting a prospect, posting on Instagram, or explaining a lease policy to a concerned parent
  • People who stay organized under variable workloads, because quiet weeks and chaotic weeks can follow each other quickly
  • Candidates available for weekend hours and key seasonal periods including turn

Growth and Team Fit

Experience Team Members who develop a feel for both the sales and operational sides of this role often move into assistant manager or leasing manager positions as they build tenure. Student housing is a distinct specialty, and people who understand the academic-calendar-driven leasing cycle carry that knowledge into any future multifamily role. Scion offers learning reimbursement, which signals that internal development is something the company actually invests in rather than just lists on a job posting. This position is full-time, non-exempt, and based on-site at Copper Beech Harrisonburg.
