Leasing Consultant

Pierce Park Apartments in Pacoima is a 430-unit affordable community operating under both tax credit and project-based Section 8 programs. That combination shapes everything about this Leasing Consultant role. Applicants, income certifications, agency relationships, and resident interactions all carry a layer of compliance and care that you won't find at a conventional market-rate lease-up.

What the Work Actually Looks Like

Investment Property Group, a Park City-based firm with 150 properties across 13 states, is looking for a Leasing Consultant to handle the full leasing cycle at this community. Day to day, that means conducting property tours, processing applications, managing phone and email inquiries, and working through move-in and move-out procedures in line with company policy. You'll also track competitor activity and local market conditions to help the team stay sharp on occupancy strategy.

The resident base here includes households navigating income qualifications and housing assistance programs, so how you communicate matters as much as how well you close. You'll coordinate closely with the property manager and maintenance team to keep things running, and you'll help spot inefficiencies and suggest better ways to operate the community.

What This Role Requires

  • At least one year of leasing experience at a multifamily community of 100 or more units (preferred)
  • Prior exposure to LIHTC, tax credit, or project-based Section 8 properties (a real advantage here)
  • Bilingual Spanish and English skills (preferred given the Pacoima resident demographic)
  • Strong conflict resolution and customer service skills suited to an affordable housing environment
  • Solid written and verbal communication for interactions with residents, vendors, and housing agencies
  • Marketing and sales ability to support occupancy goals

Where This Role Can Take You

Leasing Consultants who develop real fluency in affordable housing compliance, particularly around LIHTC and Section 8 administration, tend to move into Assistant Manager or Compliance Coordinator roles faster than their conventional-property peers. Those skills are in short supply and carry weight across the industry. IPG's footprint across 13 states also means internal mobility is a realistic outcome for strong performers.

Compensation runs $21.00 to $25.00 per hour depending on experience and qualifications, with a Monday through Friday schedule. Benefits include medical, dental, and vision coverage, life insurance, an HSA, an employee assistance program, a 401(k) with company match, and four weeks of accrued PTO.
