Karya Property ManagementIt's 10 a.m. on a Saturday and three walk-ins just showed up at the same time. You greet all three, pull up available floor plans, and start working the room. By noon, two of them have submitted applications. That's the job.
The Role
Karya Property Management is hiring a Leasing Consultant for their Dallas portfolio. This is a front-line sales and hospitality position where your output shows up directly in the occupancy number. You'll carry the property's traffic from first contact to signed lease, which means greeting walk-ins, working internet leads, conducting tours, processing applications, and staying on top of follow-up until a lead converts or goes cold. The closing ratio and the vacancy report are your scorecards.
Day-to-day, you'll match prospects to floor plans, process income and credit screenings, prepare lease documents and addenda, and keep guest cards and traffic logs current in the property management system. Before any showing, you'll confirm units are market-ready. You'll walk the property regularly and flag curb appeal or maintenance issues as you go. Move-in orientations, renewal outreach, and lease-expiration follow-up are all part of the cycle.
Beyond direct leasing, the role includes competitor market surveys (pricing, specials, concessions), contributing content for social media and listing sites, supporting outreach to local employers and referral partners, and helping staff resident events. Fair Housing compliance and general office coverage round out the responsibilities.
What Karya Needs From You
- High school diploma or equivalent
- At least one year in a customer-facing role: leasing, sales, hospitality, retail, or similar
- Comfortable asking for the sale and following up persistently without crossing into pushy
- Strong phone, email, and in-person communication
- Basic computer proficiency; Microsoft Office or Google Workspace
- Weekend availability and flexibility for evening hours during peak leasing season
- Valid driver's license and reliable transportation
Prior multifamily experience, working knowledge of Yardi, Entrata, RealPage, or a comparable platform, and bilingual ability in English and Spanish are all preferred but not required to apply.
The candidates who stand out aren't necessarily the ones with the most leasing experience. They're the ones with tight follow-up habits, a genuine ability to read what a prospect actually needs in a home, and the discipline to treat every guest card as an open task until it's resolved one way or another. Leasing coordinators who come from restaurant or retail backgrounds often bring exactly that instinct, and it translates quickly in this environment.
