Student housing lease-ups run on a compressed cycle. A property like Rambler College Park South lives and dies by its ability to convert campus traffic into signed leases before the fall rush closes out, which means the Leasing and Marketing Associate role here carries more weight than the title might suggest. This isn't a front desk job with a few tours sprinkled in. It's a full leasing and community-building function wrapped in one position.

What This Role Actually Covers

On the leasing side, you'll guide prospective residents through tours, assist with applications, and track every lead and interaction through a CRM. The expectation is that you own the prospect relationship from first inquiry to signed lease, not just the handshake at the front door. You'll also support front desk operations, handle inbound calls and emails, and step in wherever the leasing operation needs coverage, including evenings and weekends during peak traffic periods.

The marketing work is genuinely hands-on. You'll plan and execute resident events, collaborate with the social media intern on content that supports both community engagement and leasing goals, and keep a sharp eye on the tour path presentation. You'll also shop competing properties and bring back intel that feeds the team's strategy. If you have instincts for what makes a space feel welcoming or what kind of event actually draws residents out of their apartments, those instincts get used here.

Skills Required vs. Skills You'll Build

The role requires strong interpersonal communication, basic organizational discipline, and the kind of social fluency that comes from being genuinely connected within a campus community. If you're already involved in student organizations or have experience as a brand ambassador, you're bringing a real asset, because peer influence and authentic community presence are hard to teach quickly.

What the role builds is equally valuable for a property management career. You'll develop CRM habits that carry into any leasing or assistant manager position. You'll learn how to read traffic patterns and adjust leasing tactics mid-cycle. Working alongside the Leasing Manager on coaching newer team members will sharpen your ability to communicate sales concepts clearly, a skill that becomes essential if you grow toward a Leasing Manager or Community Manager role down the line.

Strong candidates at this level tend to share one quality that's easy to overlook: they treat the tour path with the same attention they give to the conversation. A prospect who walks a well-maintained, thoughtfully staged tour route before they've exchanged ten words with a leasing associate has already started forming an impression. The associates who get that connection close more leases.

  • Prior experience in sales, leasing, hospitality, or customer service is a plus
  • Comfort with social media content and event planning strengthens your candidacy
  • Availability on evenings and weekends is required, particularly during high-traffic leasing periods
  • Familiarity with student life at or near the University of Maryland is a genuine advantage
