Leasing Manager
YugoWhat You'll Actually Do
12b Lofts is a student housing community in Manhattan, Kansas, operated by Yugo, one of the larger purpose-built student housing operators in the U.S. This Leasing Manager role sits between the leasing floor and the General Manager, which means you're running day-to-day leasing operations while also carrying some supervisory weight over the leasing team.
The job is built around occupancy performance. You'll manage the full leasing cycle: fielding inquiries, conducting tours, qualifying applicants, processing applications and lease docs, and coordinating move-in orientations. Renewal season in student housing is its own event, so expect to be tracking lease-up progress and renewal rates closely. You'll pull reports weekly, monitor local comps, and keep an eye on resident sentiment to inform retention strategy.
There's a marketing and outreach component that sometimes gets underestimated in these roles. Student housing runs on traffic, and university-adjacent communities live and die by visibility on campus, online, and through local partnerships. You'll help drive that outreach alongside managing the leasing office itself, keeping the model and common areas tour-ready every day.
On the people side, you'll coach and support the leasing staff, which at a property this size usually means a small team of leasing consultants who may be part-time or student workers. Setting expectations, running through best practices, and keeping energy up during slower traffic periods is part of the job.
What You Bring
- At least one year of residential leasing or rental operations experience; student housing background is a real advantage here
- Comfort with property management software, Entrata specifically or something comparable
- Solid Fair Housing knowledge and disciplined lease file management
- Genuine ability to handle difficult resident conversations without escalating them
- Experience coordinating with a maintenance team on service requests and unit readiness
- High school diploma or equivalent; relevant hands-on experience carries weight in lieu of a degree
- Carbon Literacy Certification, or willingness to complete the training (Yugo takes this seriously as part of their sustainability commitments)
A Few Things Worth Knowing
Student housing leasing runs on an academic calendar, which means traffic is intensely seasonal. Late spring into summer is crunch time for lease-up, and fall move-in is a sprint that tests every process you've built. If you've only worked conventional multifamily, that rhythm is an adjustment. The upside is that occupancy goals in student housing are typically clearer and the community-building aspect of the role, resident events included, tends to be more active than you'd find at a Class B conventional property.
This position is hourly, non-exempt, in the $20 to $22 range. Yugo's benefits package includes health, dental, and vision coverage, a 401k with 4% employer match, three weeks of PTO, paid parental leave, and paid volunteer time, among other items. The role reports directly to the General Manager, so there's a clear line of sight to how decisions get made at the property level.
For someone who handles the leasing side well and wants to move up, Leasing Manager is a natural stepping stone toward a General Manager or Assistant Manager role, particularly within an operator that has the portfolio depth Yugo does across 88 U.S. properties.
