Lease-up cycles compress into a few intense months, traffic spikes around campus visit weekends, and your prospects are often making their first major housing decision without much experience. The Leasing Consultant role at The Reserve at Clemson puts you at the center of that dynamic, and the skills it develops compound quickly across a property management career.

The core of this position is sales, but the kind of sales that requires genuine relationship-building rather than a pitch script. You'll tour prospects through the community, field objections, and report back to management on what's actually stopping people from signing. That feedback loop matters. Consultants who can articulate why a prospect walked, and what messaging might have changed the outcome, develop market instincts that carry into leasing manager and assistant manager roles faster than those who just track traffic numbers.

Beyond the leasing floor, you'll handle property administration work: package management, office organization, maintenance request coordination, and after-hours lockout coverage. These aren't filler tasks. Understanding how a property runs operationally, from the front office through to maintenance follow-up, gives you a much clearer picture of NOI and resident satisfaction than leasing alone ever would.

What This Role Demands Week to Week

Student housing has defined pressure points, and availability during those periods is a real requirement here. Turn periods, when an entire community flips occupancy in a matter of days between academic terms, are intense and all-hands. Summer is peak leasing season. Holidays require coverage. If your schedule can flex to meet those demands, you'll get exposure to operational complexity that most entry-level roles never offer.

Marketing is also a meaningful part of this position. You'll contribute to social media, help plan and execute resident engagement events, and identify local outreach opportunities near the Clemson campus. Student housing communities compete hard for the same pool of prospects each year, and the consultants who understand both the digital and in-person sides of that effort tend to move up.
